Grounds Keeper Laborer/Equipment Operator
Job Description
PacArctic, LLC, (PAC) a Koniag Government Services company, is seeking experienced Groundskeepers/Laborer/Equipment Operators to support PacArctic and our government customer. This is a Union position, and all benefits will be covered by the CBA.
Essential Functions, Responsibilities & Duties:
- Perform all grounds maintenance as required.
- Landscaping: Mow and edge lawns; trim hedges, shrubs, and trees. Water and fertilize plants and lawns. Weed, applied pesticides/herbicides (Vendor Assist Integrated Pest Management, rake leaves, disposed of debris, and pruned/shaped trees and bushes(Vendor Assist Arborist).
- Maintenance: Maintain/repair irrigation systems; lean and maintain garden tools/equipment; remove snow/ice from walkways and driveways; perform regular ground inspections and grounds tours.
- Administrative: Enter/update service requests in NCMMS (MAXIMO). Close out work orders and maintenance actions. Assist with reporting requirements.
- Support: Respond to general maintenance tasks. Assist maintenance staff with service requests. Help with special landscaping projects/events; receive, verify, and distribute vendor products.
- Collaboration: Assist in planning multiple tasks/projects. Review vendor performance, report to CE.
- Versatility: Perform other duties as assigned.
- Additional notes: Respond to requests from staff, customers, inspectors, and Government personnel. Assist project management as needed.
Required Qualifications:
- High school diploma or GED
- 2 years’ experience in general groundskeeping.
- Basic knowledge of each craft trade for building operations, repairs, and preventive maintenance and groundskeeping.
- Ability to lift up to 50lbs

HVAC Technician
PacArctic, LLC, (PAC) a Koniag Government Services company, is seeking experienced HVAC Technician to support PacArctic and our government customer. This is a Union position, and all benefits will be covered by the CBA.
Essential Functions, Responsibilities & Duties:
- Conduct general HVAC maintenance and operations
- Clean/maintain air handling units, fans, ductwork, and VAV boxes
- Replace filters and maintain ventilation standards
- Test/inspect HVAC components
- Operate/maintain boiler systems
- Manage chiller systems and cooling towers
- Implement water treatment plans for HVAC systems
- Operate HVAC equipment and report usage trends
- Maintain/operate Building Automation Systems (BAS)
- Ensure proper indoor air quality, temperature, and humidity
- Perform preventive maintenance on HVAC equipment
- Manage emergency power systems for HVAC
- Implement energy conservation measures
- Assist with snow and ice removal when needed
- Maintain an active system file to Government access account ENT for NCMMS usage
- Complete Mandatory IT Security Training for Agency and Contractor Employees
- Maintain NATE, HVAC Excellence Professional, Light Commercial Air Conditioning, Gas Heat and Green Awareness Certification, UA Star Mastery Certification. CFC Certification Universal
Required Qualifications:
- Maintain a minimum of 16 hours annually of continuing education from either a NATE, HVAC Excellence, UA Star recognized provider program, or industry-recognized HVAC training organization.
- Minimum Education: High School Diploma or GED
- Minimum Experience: 3 of the last 5 years’ experience in a facility similar in size and scope as specifications require.
- Experience with electronic, electrical, and pneumatic instrumentation controls and testing associated with industrial refrigeration and HVAC systems.
- Ability to lift up to 50lbs

Job Description

Essential Functions, Responsibilities & Duties:
- Assist in general building maintenance, supporting mechanical, electrical, and HVAC systems.
- Conduct building tours/inspections; manage work orders in NCMMS (MAXIMO).
- Perform general repairs, respond to work orders, and miscellaneous tasks.
- Assist with HVAC, plumbing, lighting, and electrical maintenance.
- Maintain emergency power and fire protection systems.
- Perform architectural/structural maintenance and preventive maintenance.
- Maintain doors, windows, floors, roofs; clean mechanical rooms.
- Clean drains and gutters; perform minor painting and repairs.
- Manage furniture/equipment relocation and inventory.
- Respond to service calls, including after-hours.
- Assist with grounds maintenance and snow/ice removal as needed.
